Commercial & Industrial Surveys

Commercial tenants are invariably obliged to engage in Full Repairing and Insuring leases, or ‘FRI’s’ as they are commonly referred to within the industry, meaning they are responsible for all repairs and maintenance required to – amongst other things – the roof and external fabric of the properties they are leasing. It is in every tenant and landlord’s interest to have a comprehensive roof survey conducted at both the beginning and end of each new lease, in order to ensure the property is wind and watertight and that it is fit for purpose.

Equally, prospective homebuyers potentially have a significant financial interest in the property they are planning on purchasing, thus it is vitally important to carry out due diligence in terms of the overall condition of the property. In the vast majority of cases, the roof’s of most properties are usually the largest single cost to replace out of all individual aspects of a building, and standard Home Reports typically offer limited information on the condition of the roof’s in question.
